The flat is located in Pratovecchio, in Località Casalino (about 30 inhabitants, 4 km from the centre). It is surrounded by a private garden with tall trees, adjacent to the National Park of the Casentino Forests.
Behind the villa there is a 1300m² large fenced and paved garden, 100m² large courtyard with tables, benches and barbecue, which can be illuminated at night. There is also a swimming pool (11.5 x 5.5 m) and equipped with deck chairs and umbrellas, sun terrace. Both will be shared. From here you can enjoy an enchanting view over the roofs of the city and the hills. There is parking on the road outside the property.

The villa is located close to the park with marked bicycle paths. The Adriatic coast is about 90 minutes by car, the Tyrrhenian Sea two hours by car. It is also possible to bathe in the lake, which is 1.5 km away from the centre of Pratovecchio, Stia or in the Arno river. Pratovecchio is about 4 km away. Excursions can be taken to the Poppi zoo, the Verna Sanctuary, the Camaldoli hermitage and the Casentino Forest National Park. Florence and Arezzo are 50 minutes away by car, Siena 80. From Arezzo you can take the fast train from Rome in just 1 hour and 5 minutes, so even day trips are possible. In Casalino there is a small grocery shop, where you can get snacks and an internet connection.
During the renovation of the villa in 2003, the wall decorations, wood-beamed ceilings and terracotta floors were restored to their former glory (some of which are still the original floor). The villa is partially furnished with antique furniture.
