The flat extends over the entire top floor of the Residence Ardua (Ardua = from Latin and means steep slope and is the terrain on which the building was erected). The residence was built according to the latest NATURE A climate house standard and has artificial ventilation with heat recovery, a special use of acoustic materials and solar heating.
Just a few metres from the residence is the cable car, which takes you to Vöran and the Merano high plateau in just seven minutes. Tennis courts, bus stops to Bolzano and Merano, cycle paths, a bar and a pizzeria are also in the immediate vicinity.
Due to the steep slope on which the building was constructed, there is a large outdoor wellness area on the mountain side of the penthouse with a whirlpool for five people, various relaxation options and a barbecue area where guests can barbecue all year round.
The outdoor area facing south-west offers a marvellous view over the entire Burggrafenamt (district with many castles) as far as the Mendel. A covered area with a dining table for six people can be closed automatically by remote control if necessary to protect against rain, wind, heat or cold.
Another outdoor area in the southern part of the flat is completely covered and has a panoramic glass sauna with a unique view of the surrounding mountains. Several sunbathing areas with outdoor showers and screens allow you to enjoy this area in complete privacy.
The penthouse extends over 100 m² with a living room that is completely glazed to the west so that you can experience the feeling of living outdoors and enjoy the unique panorama. A bar area with seating for four has also been planned in the kitchen area.
The sleeping area has two double bedrooms with two bathrooms, one of which is directly connected to the bedroom. The shower here offers a panoramic view of the surrounding mountains.
